Moving out
You can terminate your lease with three months' notice to the first day of a month. If you wish to move before the end of the notice period, we will try to find a new tenant earlier.
The notice of termination must be sent directly to us and must be signed by all tenants who have signed the lease agreement, and always by both spouses, in order to be valid.
At the same time as giving notice, but no later than 8 days before moving out, you must inform us of your new address so that we can send you the moving statement.
Along with confirmation of the termination of your lease, you will receive a notice to attend a move-out inspection. If the move-out date falls on a Saturday, Sunday, or public holiday, the move-out inspection will be held on the following business day.
Preparing your rental property for the move-out inspection
Before the move-out inspection, you must empty your rental property and any basement storage rooms of all your belongings. Otherwise, the rental property and associated rooms will be emptied by our caretaker, and you will be charged for the number of hours he spends doing this. It is not possible to transfer belongings to the new tenant.
Cleaning
The rental property must be left tidy and clean. We ask you to clean thoroughly, as we often see inadequate cleaning, especially of the stove, range hood, refrigerator, and bathroom. If the cleaning is inadequate, we will have to hire a cleaning company to do the cleaning at your expense:
- The windows must be cleaned inside and out.
- The stairs must be cleaned, unless the landlord is responsible for cleaning the stairs.
- Refrigerators, stoves, and dishwashers should be pulled away from back walls and out of cabinets so that we can see that behind the appliances has been cleaned.
- If the refrigerator is turned off, the door must be left open to prevent unpleasant odors.
- If you have a garden, the grass must be mowed and the hedge trimmed.
Waste
When moving, there are often items that are discarded and that you do not wish to take with you to your new home.
We often find that tenants leave old furniture, carpets, or other items and place them by the waste containers, in the basement of the property, or elsewhere on the property's grounds.
This is not permitted. You must dispose of such items yourself, possibly as bulky waste.
Doing your own repairs before moving out
There's been some criticism in the press about landlords using their own contractors when a tenant moves out. As our tenant, you're free to choose your own contractors, but the repairs need to be done properly. We always require that this be complied with.
If you wish to use your own tradespeople, the work must be completed before the move-out date, which is 14 days before the end of the lease.
You must use the same colors and the same quality of paint that was used when you moved in. You can contact us about this by calling 64 40 37 00. So-called "discount paint" must not be used.
Your lease and your move-in report describe how you took over the apartment and therefore also describe how it must be handed over.
Save money
When moving out, there are a number of "little things" that you can easily take care of yourself, but which are expensive if our craftsmen have to do the same work. Here are some good tips you can follow:
- Have all your own lamps been taken down?
- Have you taken down all your curtains?
- Are sockets fitted to all lamp outlets so that there are no exposed wires?
- Are the spotlights and lamps belonging to the rental property in working order?
- If the doorbell does not work, the battery may need to be replaced.
- Are the freezer and refrigerator defrosted and cleaned?
- Has the fan in the bathroom been cleaned?
- Are all the taps present and descaled?
- Are the plugs in the sinks present and in good working order? If not, replace them.
- Have all non-original dishcloth and towel holders been removed?
- Ensure that no tableware or other personal belongings are left in the cupboards.
- Are baking trays and other oven accessories clean and available?
- Has the filter in the range hood been cleaned so that there are no grease residues left?
- Replace the bulb in the cooker hood if it is not working
- Replace the bulb in the oven if it is not working – Please note that the oven bulb is a special bulb that can be purchased at appliance stores.
- Remember to collect all keys for the rental property, mailbox, etc., as they must be handed in at the move-out inspection. This also applies to any laundry cards.
Your new address
The Tenancy Act stipulates that you must inform us of your new address no later than 8 days before moving out.
Move-out inspection
At the move-out inspection, you and Nordhusene's inspector will meet at the rental property.
We recommend that you bring your lease, move-in report, and any other written agreements regarding repairs to the inspection.
You and the inspector will go through the rental property together and fill out the move-out report.
If you have already had the apartment painted yourself, the work will be checked, and any defects will be noted in the move-out report so that our master painter can subsequently correct any mistakes.
If you have chosen to have us take care of the renovation work, the scope of the work will be noted in the move-out report.
Normally, agreement on the move-out report is quickly reached, after which it is signed by you and the inspector. You will receive a copy of the move-out report at the move-out inspection.
Reading the meters for your rental property
We take care of reading all meters and send the readings to the utility companies.
Moving statement
Approximately eight weeks after the lease expires, we will send you a moving statement.
The moving statement will include your security deposit, prepaid rent, various expenses, etc.
Any credit balance will be transferred to an account specified by you.
