Maintenance of the apartment
The tenant is responsible for interior maintenance. As a tenant, you must carry out ongoing maintenance and repair work so that the apartment appears well-maintained at all times.
The landlord is responsible for covering the costs of exterior maintenance.
Exterior maintenance refers not only to maintenance outdoors, but also to everything that is not included in the concept of "interior maintenance." This may include certain work inside the apartments, such as repairing a leaky radiator.
Rules and regulations
Along with the lease agreement, you will receive rules and regulations for the rental property and the building in which you will be living. These rules must, of course, be observed.
Household waste/bulky waste
A distinction is made between household waste and bulky waste.
Household waste refers to everyday waste from the household. This includes, for example, potato peelings, food scraps, small packaging from items such as soap, toothpaste, etc.
Household waste must be disposed of in waste containers and bins provided for this purpose. Waste must always be wrapped before being placed in the container.
Bulky waste includes, for example, discarded furniture, cardboard boxes, and other large packaging, etc. This waste must not be placed in containers and bins intended for household waste or elsewhere on the property. You are responsible for ensuring that these items are taken to the recycling center.
Water/Heating bill
Heating and/or water bills are calculated for one year at a time. The start date of the water and/or heating billing year may vary from property to property. The lease agreement specifies the period covered by the water and/or heating bill.
Each month, a heating and/or water contribution is charged on account together with the rent.
Three to four months after the end of the heating and/or water accounting year, the accounts are sent to the tenants. Any overpayment or underpayment of contributions on account is adjusted in the rent for the month after the accounts have been sent out.
The property's heating costs include expenses for heat supply and energy consulting. Once the property's heating costs have been calculated, they are distributed among the tenants according to consumption.
The property's water consumption includes all expenses for water drainage charges and water consumption. Once the property's water expenses have been calculated, the expense is divided among the tenants according to consumption.
TV and antenna fees
TV and antenna fees vary from city to city, so you can find out more about TV and antenna fees by contacting us or your local provider.
Insurance
As a tenant, you are required to take out home contents insurance that also covers glass and sinks.
Damage to the building is covered by the landlord's building/fire insurance.
Subletting
Subletting the rental property is not permitted.
Sections 10/11 of the lease agreement and the house rules specify whether it is permitted to keep pets in the building where you live. If pets are not allowed, special permission may be granted in certain cases to keep pets – usually only one pet per household – either a dog, cat, or other pet.

Nordhusene collects rent via Betalingsservice (PBS). You are therefore obliged to pay your rent automatically via Betalingsservice (PBS) or to pay the giro form sent to you each month before the first of the month.
You can register for the payment service at a bank, via online banking, or at the post office. Simply take the payment slip from a rent invoice to your bank or the post office and ask them to register future invoices with the PAYMENT SERVICE.
Once you have registered with PBS, you can be sure that your rent will be paid on time, even when you are on vacation.
The apartment has been refurbished prior to occupancy. This means that walls, ceilings, woodwork, pipes, radiators, etc. have been painted, and every effort has been made to ensure that the tenant takes over the apartment in perfect condition.
Within two weeks of the start of the lease, a move-in inspection and move-in report must be carried out. Here you can point out any faults and defects, which will be noted down, and the move-in report will then be signed by you and the inspector.
Significant defects will be remedied immediately, and minor defects will be recorded so that you will not have to pay for repairs to defects that were present at the beginning of the lease when you move out.
After moving in, you have 14 days to report any additional faults and defects that you want noted on your lease.
In rental agreements for residential apartments and single rooms for residential purposes, the landlord may, upon conclusion of the rental agreement, demand a deposit corresponding to up to three months' rent, cf. Section 34 of the Danish Rent Act. The amount shall serve as security for the tenant's obligations upon moving out.
Upon entering into the lease, the landlord may also require the rent to be paid in advance for a period of up to three months. In this context, advance rent refers to the amount that remains outstanding immediately prior to the agreed payment dates, as paid to the landlord.
Unfortunately, we are unable to offer a deposit on an installment plan.
If you wish to terminate your lease, you must be aware of the applicable rules.
To ensure the best possible move-out, we recommend that you use the form below so that we receive the necessary information.
If you have already terminated your lease agreement with us in another way, the original date will apply.

We offer two options for completing the form. Select your preferred option below.
You can terminate your lease with three months' notice to the first day of a month. If you wish to move before the end of the notice period, we will try to find a new tenant earlier.
The notice of termination must be sent directly to us and must be signed by all tenants who have signed the lease agreement, and always by both spouses, in order to be valid.
At the same time as giving notice, but no later than 8 days before moving out, you must inform us of your new address so that we can send you the moving statement.
Along with confirmation of the termination of your lease, you will receive a notice to attend a move-out inspection. If the move-out date falls on a Saturday, Sunday, or public holiday, the move-out inspection will be held on the following business day.
Preparing your rental property for the move-out inspection
Before the move-out inspection, you must empty your rental property and any basement storage rooms of all your belongings. Otherwise, the rental property and associated rooms will be emptied by our caretaker, and you will be charged for the number of hours he spends doing this. It is not possible to transfer belongings to the new tenant.
Cleaning
The rental property must be left tidy and clean. We ask you to clean thoroughly, as we often see inadequate cleaning, especially of the stove, range hood, refrigerator, and bathroom. If the cleaning is inadequate, we will have to hire a cleaning company to do the cleaning at your expense:
Waste
When moving, there are often items that are discarded and that you do not wish to take with you to your new home.
We often find that tenants leave old furniture, carpets, or other items and place them by the waste containers, in the basement of the property, or elsewhere on the property's grounds.
This is not permitted. You must dispose of such items yourself, possibly as bulky waste.
Doing your own repairs before moving out
There's been some criticism in the press about landlords using their own contractors when a tenant moves out. As our tenant, you're free to choose your own contractors, but the repairs need to be done properly. We always require that this be complied with.
If you wish to use your own tradespeople, the work must be completed before the move-out date, which is 14 days before the end of the lease.
You must use the same colors and the same quality of paint that was used when you moved in. You can contact us about this by calling 64 40 37 00. So-called "discount paint" must not be used.
Your lease and your move-in report describe how you took over the apartment and therefore also describe how it must be handed over.
Save money
When moving out, there are a number of "little things" that you can easily take care of yourself, but which are expensive if our craftsmen have to do the same work. Here are some good tips you can follow:
Your new address
The Tenancy Act stipulates that you must inform us of your new address no later than 8 days before moving out.
Move-out inspection
At the move-out inspection, you and Nordhusene's inspector will meet at the rental property.
We recommend that you bring your lease, move-in report, and any other written agreements regarding repairs to the inspection.
You and the inspector will go through the rental property together and fill out the move-out report.
If you have already had the apartment painted yourself, the work will be checked, and any defects will be noted in the move-out report so that our master painter can subsequently correct any mistakes.
If you have chosen to have us take care of the renovation work, the scope of the work will be noted in the move-out report.
Normally, agreement on the move-out report is quickly reached, after which it is signed by you and the inspector. You will receive a copy of the move-out report at the move-out inspection.
Reading the meters for your rental property
We take care of reading all meters and send the readings to the utility companies.
Moving statement
Approximately eight weeks after the lease expires, we will send you a moving statement.
The moving statement will include your security deposit, prepaid rent, various expenses, etc.
Any credit balance will be transferred to an account specified by you.
During the notice period, we need your help when we show the apartment to potential new tenants.
In some cases, your lease agreement will specify when you must show the apartment. If this is not specified in your lease agreement, section 97 of the Danish Rent Act states that you are obliged to show the apartment every other weekday for two hours at a time that is convenient for a viewing.
Damage to pipes and installations, for example, does not take normal working hours into account. It can occur when you least expect it – so it's good to be prepared.

Nordhusene ensures that emergency situations are handled professionally and that actions are taken in accordance with agreed guidelines.

Tenant's maintenance obligation
If you, as a tenant, are responsible for maintenance, you must arrange for repairs and pay for them.
If damage has occurred in your apartment due to misuse or neglect on your part, you must pay for the repairs yourself. This applies regardless of the maintenance agreement you have entered into.
Examples of such damage include faucets, bathtubs, and toilets that have been damaged by limescale and rust deposits, or a window pane that you have broken.
As a tenant, you are generally responsible for controlling any pests in and around your rental property. You can find more information about the different types of pests and how to control them in the list below.

Snow removal and salting of common areas (where more than one tenant uses the area) is the responsibility of the landlord.
The control measures are carried out when there has been such heavy snowfall that it prevents normal traffic flow.
Normally, the time frame for pest control will be from 7 a.m. to 10 p.m. However, various circumstances may alter this time frame.
As a rule, slippery conditions are combated by salting rather than gritting.
As a tenant, you are responsible for sweeping and de-icing, including snow removal and salting of outdoor areas that are part of the rental property.
